ProLogis is a global company with outstanding credentials in the development of industrial and distribution buildings. People naturally associate our business with the development of large commercial parks, they don’t automatically connect us with regeneration or mixed use.
But there is so much more to our property portfolio. The skills ProLogis brings to the creation of industrial/distribution parks are also vital for the delivery of large-scale mixed use. It takes imagination, insight and a lot of practical know-how to plan an entire community. Creating a Master Plan that works and can be implemented is the key issue. ProLogis is expert at getting the right mix of employment types, design features, residential needs, recreational facilities and landscaping elements.
Our mixed-use expertise is being realised at developments around the world, from San Francisco on the West coast of America across the Pacific to the cities of Japan. In the UK, our mixed-use palette is particularly varied and we have schemes in the pipeline from Bristol and Bradford to Heathrow.
Truly sustainable development means delivering communities alongside opportunities for people to earn a livelihood. It means creating self-reliant live-work environments where families feel safe and natural habitats are retained or enhanced.
Urban regeneration requires huge investments in planning, site assembly, infrastructure development, creating a sense of “place” and installing effective management.
Massive commitment
The Bridge, Dartford is one of the largest and most exciting mixed-use schemes in the country – and a useful model for a new era of land development. This exemplary £400 million development showcases ProLogis’ skills in managing complex processes. The project has required a massive commitment in terms of remediation, construction, onsite and offsite infrastructure, public transport systems, masterplanning and a compulsory purchase order to buy third-party land.
Its designs breathe new life into a neglected brownfield site at the Thames Gateway. They include shops, leisure facilities, parkland, a primary school of the future and, of course, employment in the industrial buildings and offices nearby. In total, around 7,500 jobs will be created.
Master-planning 264 acres at The Bridge has been an unprecedented opportunity for ProLogis, in partnership with Dartford Borough Council, to create a vibrant living and working environment. It is an outstanding example of what can be achieved.
